County water is on the property and has been piped approximately 1000 feet to the tree line west to provide water for a 5th wheel trailer and building.
This water is provided by Alto Rural Water Supply Co. There are two hydrants installed for watering livestock, one at the meter on the East property line at entrance gate and one approximately 1000 feet to the west.
A 30’ X 50’ pole barn with steel posts and roof including a concrete slab is at the tree line. This building is not visible from the entry gate.
An underground telephone line is installed to the building. Telephone service is provided by Consolidated Communications in Lufkin, TX.
Electricity is provided by Cherokee County Electric Coop and is available at the County Road 851 right of way.
The property is totally fenced, has about 750 feet of frontage on FM 851, and is 2035 feet deep to the west boundary on the south side.
The west boundary is approximately 897 feet long and the North line extends 1657 feet to a corner that jogs south about 190 feet then east another 370 feet.
We estimate there are about 20 acres of pasture and 20 acres of forest. There are two streams running through the property from North to South in the forest part. One may be spring fed and even in the drought of last year had water running.
County Taxes for 2006 were $26.22 and ALTO ISD taxes were $60.52 for a total of $86.74 for the year. Land is zoned Agriculture, part pasture and part timber.
